Purchase or sale of a home or property or acquisition of oil, gas and other mineral interests will often include the need to sign deeds, check the title of the property, or review documents required to receive royalty interests or payments for pipeline easement(s) and right-of-way. Each type of transaction requires a specific type of instrument to affect the lease, sale or purchase of the property and the utility or mineral rights involved. Checking the chain of title or history of prior transactions that are filed of record is required by lending institutions in order to secure a mortgage on a purchase.
